28 of the most common questions Valley homeowners ask us - answered the way we'd explain it to a neighbor.

Cooling

Cooling questions

How often should I service my AC in Phoenix?

+

Twice a year. Phoenix systems run roughly 2,500+ hours per year - almost triple a mild climate. A spring tune-up catches summer killers (capacitors, contactors, refrigerant) and a fall check verifies heat function.

When should I replace instead of repair?

+

If your system is over 12 years old, uses R-22 refrigerant, or repair cost exceeds 40% of replacement, replacement is usually smarter. A new 16+ SEER2 system often cuts summer power bills 30–40%.

How long should an AC last in Arizona?

+

10–15 years for the outdoor condenser, 15–20 years for the indoor air handler. Phoenix wears systems faster than mild climates - annual maintenance can add 3–5 years.

Why is my AC freezing up?

+

Most often: dirty filter starving airflow, low refrigerant from a leak, or a failing blower motor. Turn the system OFF (fan ON) for 2–3 hours to thaw before retesting.

Are there rebates for new AC in Phoenix?

+

Yes - APS Cool Rewards ($200–$400), SRP Cool Cash (up to $1,150), federal 25C tax credit (up to $600 AC, $2,000 heat pump), plus seasonal manufacturer promos. We handle the paperwork.

Heating

Heating questions

Do I really need heating in Phoenix?

+

Yes - Valley nights regularly hit the 30s in winter. The Phoenix design heating temp is 34°F. You want your system to start reliably the dozen times a year you actually need it.

Heat pump or furnace?

+

Heat pumps are usually most efficient in our climate and double as your AC. Gas furnaces still make sense for homes with established gas service. Dual-fuel hybrids are the gold standard for cold mornings.

How long does a furnace last here?

+

Gas furnaces 15–20 years; heat pumps 12–15 years (they handle both heating and cooling). Annual maintenance extends either by 3–5 years.

Why is CO testing important?

+

Cracked heat exchangers and bad combustion can leak carbon monoxide - odorless and deadly. We use calibrated combustion analyzers on every gas system service. Never skip it.

Plumbing

Plumbing questions

Why is my water pressure low?

+

Two main causes: hard-water mineral buildup in fixtures or pipes, or a failing pressure regulator at the main. We can diagnose with a pressure test in under an hour.

Should I get a tankless water heater?

+

If you have adequate gas line capacity (typically 3/4") and want endless hot water plus 25–35% lower energy use, yes. Tankless lasts 20+ years vs. 10–12 for tank units.

How do I know if I have a slab leak?

+

Warning signs: water bills jumping with no usage change, warm spots on tile floors, sound of running water with everything off, unexplained mildew, or wet baseboards. Don't wait - slab leaks worsen quickly.

Do I need a water softener in Phoenix?

+

Almost certainly. Phoenix water is 12–20+ grains per gallon - among the hardest in the country. Without softening, you'll see scale buildup, dingy laundry, dry skin, and shorter water heater lifespan.

How often should I flush my water heater?

+

Annually for tank units, every 6–12 months for tankless (Phoenix water demands more frequent descaling). Flushing extends life by 3–5 years.

Electrical

Electrical questions

Why do my breakers keep tripping?

+

Three causes in order of frequency: overloaded circuit (too many devices), short circuit (damaged wire or device), or ground fault. Repeated trips on the same circuit = call an electrician. Don't keep resetting.

Do I need to replace a Federal Pacific or Zinsco panel?

+

Yes - both brands are documented fire risks (breakers fail to trip during overloads). Most insurance companies now require replacement. We do panel upgrades cleanly with permit and inspection in 1 day.

What is a whole-home surge protector?

+

A panel-mounted device that clamps voltage spikes (lightning, utility events) before they fry your AC board, tankless heater, smoke detectors, and plugged-in electronics. $350–$650 installed - cheap insurance during monsoon.

Drain & Sewer

Drain & Sewer questions

What is hydro-jetting?

+

High-pressure water (3,000–4,000 PSI) that scours grease, scale, roots, and buildup from the inside of your sewer line. More thorough than snaking and longer-lasting.

How often should I clean my main drain?

+

Every 18–24 months for older homes, every 3–5 years for newer. Homes with mature trees over the lateral may need annual root treatment.

Do you do sewer camera inspections?

+

Yes - color HD camera with locator. We can find collapsed sections, root intrusion, bellies, offsets, and material transitions. Required by most home inspectors and many insurers.
